Please bring a valid government-issued photo ID when you arrive.

ID, proof of income, credit check.

A guarantor may be used if an applicant receives a conditional approval, except in cases related to housing debt or criminal background. The applicant must pass the criminal background screening in order to be eligible to use a guarantor. While a guarantor is financially responsible for the lease obligation, they are not listed as an occupant or leaseholder and do not reside in the community. A criminal background check is not required for guarantors, and guarantors must have verifiable income equal to at least five (5) times the monthly rent.
All applicants must collectively have income of at least three (3) times the monthly rent and provide proof of income. Proof of income may include recent pay stubs, bank statements, or the previous year’s W-2 or 1099.

Pricing Details & Costs

EMME does not require a security deposit.

Any one-time or monthly fees (such as admin or technology fees) are listed in the Community Cost Guide on the Floor Plans page.

To promote transparency, we’ve outlined the charges you may encounter as an applicant or resident at Emme. For a complete list of fees, please refer to the Community Cost Guide on our Floor Plans page.

Residents are responsible for electricity, which is billed separately through a third party provider based on individual usage.

Parking availability and monthly rates are detailed in the Community Cost Guide on the Floor Plans page.

Pet deposits, one-time fees, and any monthly pet rent are listed in the Community Cost Guide on the Floor Plans page.

Rent is due on the 1st of each month. Accepted payment methods are outlined during the leasing and resident onboarding process.

Move-In, Lease Terms

Lease terms vary based on availability and may include standard 12 month leases as well as flexible lease term options.
Move in requirements typically include a valid photo ID, proof of renters insurance (if required), proof of electricity setup, first payment, and completion of any move in scheduling or elevator reservations where applicable.

Guests

Yes. Limited guest parking is available with two designated spaces. Please contact the leasing office for pricing and availability.
Guests can access the building through the visitor entry system with assistance from the concierge. Residents may also provide access using their key fob or building entry system.
Yes. The guest suite can accommodate up to four guests and is a smoke free space. Check in is available after 3:00 pm and check out is no later than 11:00 am.

Pets

Yes. Maximum of two (2) pets are allowed per apartment and must be spayed or neutered. A non-refundable pet fee will be required for each animal. Service and assistance animals, subject to disability-related need, are welcome.

The following breeds are not permitted in the community: 

Akita, Bull Terrier, Chow Chow, Great Dane, Pit Bull Terrier, Stafford Bull Terrier, Mastiff—including but not limited to: Boerboel, Bull, Argentinean (Dogo Argentino), Alaskan Malamute, Cane Corso, Doberman Pinscher, Gull Dong, Rottweiler, Tosa Inu, American Bandogge, Caucasian Ovcharka, German Shepherd, Presa Canario, St. Bernard, Wolf Hybrids.

Additionally, any dog that may have the above-designated breeds in their lineage is strictly Prohibited.

Service animals are permitted as required by applicable law and are not subject to pet fees, deposits, or restrictions.
Emotional support animal requests are reviewed at the time of the application process. Documentation may be required as part of the review process.

EMME is surrounded by some of the West Loop’s most popular dining, shopping, and grocery destinations, including Au Cheval, Lululemon, and Whole Foods Market. The neighborhood also offers dozens of restaurants, cafés, and boutique retailers along Randolph Street and throughout the West Loop.
